Once you have made your decision to let out your property we can offer you a selection of services to ensure your tenancy runs smoothly and your property is well maintained by one of the following services:-

Whichever service you choose, we’ll provide you with a service agreement - a clear and precise legal document that explains how we will handle your property and exactly what our charges will be. The agreement also spells out exactly what we commit to do on your behalf and your obligations as the landlord.
What is a ‘Full Property Management Service’?:
Having the Full Property Management Service means that you have all the benefits of the Tenant Find Only service, but with the additional advantage that you have professionals working on your behalf who can deal with any issues or problems that may arise once your Tenant(s) move into your property whether it be just small general queries through to major issues including chasing late rental payments or needing to find a local contractor who can carry out ad hoc remedials or repairs. In addition, Templeton Chase Properties also offers the following:-
· Ensure that once we have received the rent, we will prepare a statement of account and forward the rent less deductions to your nominated bank account.
· Hold the security deposit paid by the Tenant(s), or Letter of Indemnity/ Guarantee as applicable in a separate client account in capacity as Stakeholder. Any deposit will be equivalent to at least one calendar months rent and will be held by us as the Agent on your behalf and as such covered by the Tenants Deposit Scheme.
· Hold a ‘maintenance float’ in a separate client account to meet any regular or emergency property maintenance/ management expenditure that may arise prior to, whilst and at the end of a tenancy.
· If in receipt of sufficient funds and requested to do so, pay any agreed outgoings on receipt of an appropriate demand, for example utilities, service charges, ground rent and any other services
· At commencement and end of a tenancy take utility readings and advise the providers as well as the local authority of the occupation status
· Manage the Property on a day to day basis, dealing with any such ad hoc issues that may arise.
· Notify you as Landlord(s) of any serious defect of the premises or contents thereof that is brought to our attention by the Tenant(s), contractors, agents or noticed by us. We will seek estimates on your behalf and await your confirmation to go ahead with the works.
· Deal with any renewals or term extensions
· Once a check-out has been carried out by an independent inventory clerk, negotiate with the Tenant(s) with regards to damages and dilapidations, if any.
What is the ‘Tenant Find Service’?:
This service takes your property from when you first instruct Templeton Chase Properties to start marketing it through to moving in your new Tenant(s) and then handing their tenancy over to you as the Landlord(s). Templeton Chase Properties will endeavour to make this transition as smooth as possible and include the following:-
· Initial marketing of the property inclusive of photographs and internet (templetonchase.com & rightmove.co.uk)
· Accompany all prospective tenants whilst viewing your property. There shall be no exceptions to this rule.
· Introduction of Tenant(s).
· Put forward all reasonable offers in writing, and negotiate terms of the tenancy between the Landlord(s) and the Tenant(s)
· Obtain from our independent referencing agent, full references on the Tenant(s) not just a computer generated Credit Score.
· Prepare and negotiate an Assured Shorthold Tenancy Agreement acceptable to both parties.
· Arrange for an initial inventory/ schedule of condition to be prepared at the start of the tenancy
· Receive and forward to you any deposit payable by the Tenant(s)
· On receipt of a notice to terminate any tenancy by the Landlord(s) or Tenant(s), advise the other party as appropriate
What is the ‘Tenant Find Service’ with Rent Collection?:
If instructed to collect rental payments in addition to the standard Tenant Find Service, we will prepare a statement of account when rent is received and pay the rent less deductions to your nominated bank account (if you would prefer to receive payment by cheque instead).
What is a ‘Property Management Only Service’?:
We will deal with all the day to day running of the property for you from when instructed to when your tenant departs and a new one is found .
Landlords Household Insurance ‘Quick Quote’:
We actively advise that all landlords take out a Landlords Household Insurance as this will specifically cover you for rental properties as standard household does not cover you.
